Dear Senator Stavisky,

We are residents of Bell Park Gardens in Bayside, NY. Our Co-op is currently engaged in a $20,000,000.00 capital improvement project, including windows, roof and façade work. It is critical that the J-51 Tax Abatement be reinstated this year and apply retroactively so that we can maintain the affordability of our homes. It is our understanding that any new J-51 Tax Abatement Bill will apply to all buildings with an average assessed valuation of $45,000.00. We thank you for your support on this critical issue.

Preferred Roofing has paused work at Bell Park until 6/12/2023.

This is to allow the window project to "catch up" and to ensure the safety of our buildings and shareholders.

Shareholders,

We have several upcoming shut-off's affecting several buildings in Bell Park Gardens.

Notices will be distributed to individual buildings the day prior to any scheduled shut-off.

The schedule is as follows, however it is subject to change:

WEDNESDAY 2/1 
Building: 29
Time: 8-1
What: No cold water ONLY
Reason: DEP informed us that we must replace the cold water valve on our side in preparation for the City replacing the water meters in the future.
 
MONDAY 2/6 – This is tentative, pending the work done on 2/1
Building: 29 
Time: 8-5
What: No cold water
Reason: DEP May replace the water valves

TUESDAY 2/7 
Buildings: 6, 7 & 8 
Time: 8-5
What: No Heat & no Hot Water
Reason: As a result of Con-Edisons work on 67th Avenue and repairs to the gas lines in the street there will be no heat or hot water available.
**Building 7 ONLY – no cooking gas in addition to no heat & no hot water**

** THIS HAS BEEN PUSHED TO A FURTHER DATE DUE TO DELAYS BY CON EDISON**
Buildings:  5 & 6
Time: 8-5
What: No cooking gas
Reason: This is due the continuing repairs on 67th ave to the gas lines.
 
THURSDAY 2/9
Buildings:  4
Time: 8-5
What: No cooking gas
Reason: This is due the continuing repairs by Con-Edison on 67th ave to the gas lines.
** Buildings 4 & 5 – No heat in addition to no cooking gas**

Please be reminded that if you turn 64 in 2022 you are eligible to sign up for your SCRIE/SCHE exemption online.

Remember, any forms you fill out MUST be for Co-Ops.
